Abraham Lincoln, our 16th president was born in a one-room cabin in Kentucky. His father paid $200.00 for the cabin and 300 acres. It wasn’t much, but it was home; however, the Lincoln’s didn’t have the right paperwork and someone had a better claim to the land. The Lincoln’s lost their home. At the age of three, Abe’s family packed up and moved.
Four years later, Lincoln’s father had to go to court to prove ownership rights AGAIN to this new property. Abe’s father, Tom, won the suit, but moved his family to Indiana due to the fear of losing another property due to title issues.
The Lincoln’s losses would have been covered had Tom purchased an owner’s title insurance policy.
Today, title insurance is just as important as ever. The same potential flaws in title still exist. A home is still the largest purchase most of us make in our lifetime. With escalating land values, the loss of property can still bring a family to financial ruin; consequently, both buyer and seller should insist on the stability and reliability they receive from an Owner’s Policy of Title Insurance. That’s why since 1876, title insurance has been protecting property owners.

No. Not at all. Title is a neutral third party, we cannot act in the role of a licensed realtor because we are not. Title’s role is to close the transaction based on the written instruction (contract) signed by both buyer and seller.
Again, no. Title cannot act in the role of a licensed realtor because we are not. Contracts, TRR’s etc can be tricky, if unsure we’d highly recommend hiring a licensed realtor or real estate attorney to help you.
A good realtor can be very beneficial to a real estate transaction. Things a realtor can help with: market analysis to come up with a fair price, schedule appointments and showings, update property listings, give advice based on current market demands, search open listings to find properties, market the property, network with local businesses and potential clients, advise on staging, coordinate appraisals, work with title and the lender to keep things on track for closing, professional negotiation, legal document prep etc.
